St. Johns County is one of the fastest-growing and most desirable places to live in Florida — and for good reason. From laid-back beach towns to master-planned communities brimming with amenities, there’s truly a neighborhood here for every lifestyle. Here’s a quick tour of what makes each area unique:

Palencia

Palencia is a beautiful blend of luxury and coastal living. With its golf course, pools, trails, and Intracoastal boardwalk, it feels like its own little world. If you want resort-style amenities and a close-knit community, Palencia delivers.

Nocatee

Known nationally as one of the fastest-growing master-planned communities, Nocatee is all about lifestyle. Think waterparks, community events, and neighborhoods within neighborhoods. It’s family-friendly, active, and always buzzing.

St. Augustine Beach

Love waking up to salty air and sandy feet? St. Augustine Beach is your spot. Here, you’ll find a mix of condos and homes just steps from the ocean, plus some of the best local restaurants and beachside hangouts around.

Vilano Beach

Vilano still holds onto its “hidden gem” reputation. It’s funky, eclectic, and offers some of the best waterfront views in the county. Plus, you’re just a quick drive (or bike ride) over the bridge into historic downtown St. Augustine.

World Golf Village

For golf lovers — and those who simply enjoy wide-open spaces — World Golf Village offers a quieter, more relaxed pace. It’s convenient to I-95 while still giving you room to breathe.

Julington Creek

Julington Creek is known for its top-rated schools, family-friendly vibe, and endless parks and sports fields. It has a suburban feel but sits close enough to Jacksonville for an easy commute.

Kensington, Murabella, and St. Johns Forest

These smaller but mighty communities each bring their own flavor. You’ll find pools, parks, and a variety of home sizes and price points. They’re perfect if you want community amenities without the sprawl of a mega-development.
